We were approached in 2012 by Copithorne Homes and BM Resorts to develop villa design proposals and review the masterplan scheme for this site on the Brazil’s Discovery Coast, South of Salvador de Bahia. The project initially received an approval from local government for subdivision of this 56 hectare site into over 700 medium and small plots, but this was reduced by approximately 1/4 to create space for about 200 more generous villas and inland lakes closer to the beach end of the site. In the first phase DIZ were engaged to develop concept design for a typical modular 3 -bedroom villa on a medium size plot. The design had to meet the planning criteria in terms of building footprint size and height, but the key aim was to develop several design variations, mostly in finishes and smaller structural elements, that would allow this same basic structure to be used across the site without creating a monotone streetscape. Several other designs are to be developed as ‘off the shelf’ prototype models available to future buyers.
